[image:image-5]'Millboro has a quite unique setting under a wooded rise on the Lee Road and with acreage by the River Lee, along with 300 metres frontage and fishing rights, within a walk of town and gown, its age and period character, southerly aspect and bend-in-the-river water views.'

Millboro enjoys a simply idyllic country setting on the riverfront.
It is a perfect hideaway from City life, and yet, remarkably, this charm and seclusion is only 10mins from the city, Hospitals , University, Ballincollig and 15 mins from Bishopstown, Regional Technical college, Apple and EMC.
The main South Link Road is 10 minutes away with direct access to Cork International Airport, Ringaskiddy ferry terminal and all main routes North, East and West.
The lakes and mountains of Killarney, together with the beaches of West Cork are within an hour's drive.
Easy access to most schools either in Cork City, Ballincollig or Clogheen.

The house is approached through a pair of cast iron automatic gates
[image:image-3] (forged on the premises in the 18th century) with an avenue leading to a spectacular setting of views over the surrounding verdant countryside and river giving total privacy.

The house is full of character and is a perfect home for entertaining and was the setting for a large family wedding with marquee.
Though needing substantial upgrading, the residence offers a handsome interior with original period features throughout.

The main garden and house provides a full southerly sheltered aspect.
An absolute suntrap creating a Mediterranean atmosphere and taking advantage of the precious Irish sun.
The front of house is terraced with spectacular setting for eating out and entertaining soothed by the dazzling view of the river framed by [image:image-0]mature trees planted in the Georgian era.

The gardens are an oasis of seclusion and peace.
The terrace leads to a garden laid out in grass lawn with flower beds which continue as a lawn parterre, eventually leading to a field and the undulating river Lee.
The combination of formal planting with flower borders, lawns, mature trees and river views is simply breath-taking. The former walled garden still provides abundant apples of many varieties.

A total retreat and escape from a busy working day. Nature is busy here and the wildlife enthusiast will never be bored.
The dawn chorus is filled with birdsong provided by the common native birds, including the loud “haasch –haasch” of the Jays and the distinctive mewing call of a vocal pair of Buzzards.

A particular treat on rising and looking out the bedroom [image:image-1]window is the family of pheasants, the cock, hen and chicks casually crossing the parterre, with four cute rabbits playing hide
and seek close by. The hedgehog is resident near the pond and is a nocturnal sight.

Otters catching fish will be the reward for early risers taking a morning walk along the river.
The river bank is a peaceful setting from which to sit and watch the river flow to the accompanying sounds of the water babbling over the weir and the frequent splashing from leaping trout and salmon. Evening brings the antics of the graceful swallows and dippers as they dive for gnats with their comical threading of water. Dragonflies and butterflies have returned, but the most thrilling site of all for the careful observer will be the swift, direct flight of the stunningly beautiful kingfisher.

Autumn brings the return of swans preparing for migration and the powerful view of their graceful flight with the river as their runway. Time stands still.

A paradise for kids and the sports enthusiast:
[image:image-6] Woods to explore and trees to climb, safe river 'beach' for swimming and snorkelling and safe diving spot, access for kayaking, fishing , field ideal for pony /horse, on the parterre plenty of space for golf practice, hurling, football, tennis etc... cycling/ go-karting/skateboarding on tarmacadam drive. The outdoor life beckons.

Two storey castellated building with turreted toilet in need of full modernisation with potential for use as extra accommodation or office/study space.

This gem of a property is situated on the banks of the River Lee on private grounds of circa 13 acres. It is ideally suited for the discerning buyer who seeks a quiet haven away from the buzz of the city but requires easy access to the city centre. Though needing substantial upgrading, the residence offers a handsome interior with original period features throughout.
The executors' sale of this historic Cork Georgian residence was the home of Dr Daniel Coleman and his French wife, Monique Loiseau. The house, with two storey annexe and outbuildings is being brought to the market by their children who recall it as a magical place to grow up.
Idyllic summers were spent exploring and playing with family and friends, enjoying swimming, tennis, boating and fishing in the extensive grounds and river banks.

The history of families associated with Millboro dates back to the Fitton family who in 1790 are noted as having iron and flour works, mill houses and land there, hence the name of the property.  In 1875, Frederick Rohu who had a successful taxidermy and furrier business in Cork, moved to Millboro House with his wife and eight children. He also had a French connection as his father, John Vincent, who was in the Royal Navy, was the son of Bonaventure Rohu who was a wealthy Breton farmer. In 1953, the house was purchased from the Murphy family by Dr Coleman and it is where he and his wife lived and reared their own family in this beautiful setting.

On viewing the house and grounds and its history, it’s easy to see why the location at only three miles from Cork city centre, appealed to professionals with large families who sought a tranquil home.
The house has plenty of charm and character, with period details still in place, such as fireplaces, cornicing, timber panelling, shutters, notably in the hall, drawing and dining rooms. The library has a beamed ceiling and from here there is a staircase to access the 2,000 sq ft annexe extension.
The kitchen has a Stanley cooker and terrazzo flooring with a pantry off.  A rear hallway is currently used as a utility area. There is also a guest WC.  The potential buyers will probably enjoy planning a more contemporary kitchen and utility area here.
There are four bedrooms upstairs. The timber panelling is also continued in the Master Bedroom upstairs which also has an ensuite bathroom.  The annex includes another four bedrooms, two shower rooms, one bathroom and a landing/playroom..
At the front of the residence the orangerie/conservatory overlooks the lawn, ornamental pond, fountain and the gardens which have a lovely aspect for relaxing and enjoying the wonderful views of the River Lee.
The large gardens include an orchard and terraced gardens to the west of the property. There is also a tennis court for the tennis enthusiast which the future owners will probably need to resurface / upgrade.
There are numerous workshops and storerooms on the property and also a 840 sq ft uncompleted house with a turret / tower  to the side with potential for renovation / development.
Viewing is strongly recommended in order to appreciate the uniqueness of this property and its enormous potential for development.  This is a rare opportunity for the discerning buyer to acquire an idyllic peaceful home / investment property, and is only three miles from Cork city centre.

The gardens are the unique selling point of Millboro House.
The raised parterre gardens boast an ornalmental fountain with cherub water feature, ornamental, numerous flower beds and trees with a profusion of shrubbery.
Gardens are laid out in grass lawn and feature a tennis court.
The raised garden on the western side featutes an mature orchard with old greenhouse which would make an superb 'home office' with panoramic views.
